Terms of Service

By creating an account, browsing listings, or otherwise using RealtyBridge (the "Platform," accessible at realtybridge.net), you agree to these Terms of Service. If you don't agree, please don't use the Platform. If you're using RealtyBridge on behalf of a company or organization, you confirm you have authority to bind that organization to these Terms.

You must be at least 18 years old to create an account. RealtyBridge is currently intended for use within Nigeria; we don't currently support or guarantee availability outside Nigeria.

Accounts come in two broad types:

• Individual accounts — for people browsing, saving, and inquiring about properties.
• Organization accounts — for agents, brokers, property management companies, developers, and other real estate professionals listing properties or offering services through the Platform.

• You're responsible for keeping your login credentials secure and for all activity under your account.
• You must provide accurate information when creating your account and keep it up to date.
• We may suspend or terminate accounts that violate these Terms, provide false information, or engage in fraudulent or abusive behavior.

RealtyBridge offers a verification system (identity verification, company/CAC verification, professional credential verification, and property verification) intended to help build trust between users. Achieving a verification badge reflects that RealtyBridge has reviewed the specific information or documents submitted for that tier — it is not a guarantee of a listing's accuracy, a company's financial standing, or the outcome of any transaction. You're responsible for doing your own due diligence before entering into any agreement, viewing a property, or making a payment related to a listing.

If you list a property:

• You confirm you have the legal right to list and market the property (as owner, authorized agent, or representative of the listing party).
• Listings must be accurate — misrepresenting a property's condition, availability, price, ownership, or location may result in listing removal and/or account suspension.
• You're solely responsible for the accuracy and legality of your listing content, including photos and descriptions.

If you're browsing listings:

• RealtyBridge does not own, manage, sell, or lease any property listed on the Platform. We are a marketplace connecting buyers/renters with agents, companies, and property owners — we are not a party to any transaction between users.
• We do not guarantee the accuracy of any listing, and encourage you to independently verify property details, ownership, and legal status before proceeding with any transaction.

• The Platform allows you to request property inspections/viewings, message other users, and leave reviews of companies or individuals you've interacted with.
• Reviews must reflect genuine experiences. Fake, incentivized, or defamatory reviews are prohibited and may be removed.
• Messaging and booking features are provided to facilitate communication between users — RealtyBridge is not responsible for the conduct of users during or after any interaction arranged through the Platform, including in-person meetings or property viewings.

RealtyBridge currently offers free and paid account tiers, along with optional paid features for organization accounts (such as featured listings). Payment processing is not yet active on the Platform as of this version of these Terms — where payment features are introduced, we will update these Terms and provide clear pricing and refund information before charging you. No RealtyBridge account currently involves a live financial transaction with RealtyBridge itself.

By submitting content to RealtyBridge (listing photos, descriptions, reviews, messages, profile information), you grant RealtyBridge a non-exclusive, royalty-free license to display, reproduce, and distribute that content as needed to operate and promote the Platform. You retain ownership of your content, and represent that you have the right to submit it.

You agree not to submit content that is illegal, infringing, fraudulent, defamatory, or that violates another person's privacy or rights.

You agree not to:

• Impersonate another person or misrepresent your affiliation with any company or organization
• Use the Platform to scrape, harvest, or resell data without permission
• Attempt to bypass or interfere with the Platform's security, verification systems, or intended functionality
• Post fraudulent listings or engage in any scheme intended to defraud other users
• Use the Platform for any unlawful purpose

RealtyBridge is provided on an "as available" basis. We aim for reliable service but don't guarantee the Platform will be uninterrupted, error-free, or available at all times. We may modify, suspend, or discontinue features at our discretion.

To the maximum extent permitted by law, RealtyBridge is not liable for any indirect, incidental, or consequential damages arising from your use of the Platform, including but not limited to losses arising from transactions, interactions, or agreements made between users. Our total liability for any claim arising from your use of the Platform is limited to the amount (if any) you've paid us in the twelve months preceding the claim.

You may stop using RealtyBridge and request account deletion at any time by contacting legal@realtybridge.net. We may suspend or terminate your account if you violate these Terms, engage in fraudulent activity, or if required by law.

We may update these Terms from time to time. We'll update the "Last updated" date above, and for significant changes, we'll make reasonable efforts to notify active users (such as via email or an in-app notice). Continued use of the Platform after changes take effect means you accept the updated Terms.

These Terms are governed by the laws of the Federal Republic of Nigeria. Any disputes arising from these Terms or your use of the Platform will be subject to the exclusive jurisdiction of the courts of Nigeria.
